WILDLIFE

This area of the state has good upland bird hunting mainly in areas with high CRP grasses and has been known to produce large Mule Deer. There is dry and irrigated cropland in all directions of the property providing good forage.
INCOME
The CRP program totals 443 acres +/-. The income produced totals $13,226. Annual contracts expiring in 2031 and 2038. Please note, if a new owner becomes the successor of the existing CRP contract, they must assume all obligations of the CRP agreement.
COMMENTS
Very few ranches in this area come on the market with the income and opportunity for recreation. The diversity of terrain, CRP grasses and annual income is hard sought.
